When the project to upgrade the existing control systems was initiated in 2011, the infrastructure was built on systems from several suppliers. This made it difficult to get an overview and manage the properties from a single platform. Peter Eriksson, Installation Coordinator at Älvstranden Utveckling AB, was one of those who advocated for centralizing the building automation systems.
“By fully implementing Regin's building management system Arrigo, we now can monitor our property portfolio and gather all data on a single platform. We can easily manage alarms remotely and ensure that we handle operating times and indoor climate in a resource-efficient manner,” explains Peter Eriksson.
Älvstranden's property portfolio mainly consists of older shipyard and industrial buildings that have been transformed into businesses, residences, and meeting places. In total, this includes around 50 properties with a combined area of approximately 300,000 square meters.
“There are several challenges with the buildings we develop and manage. Primarily, there is a significant need for maintenance, and today's climate requirements are much higher than when the properties were originally built. This means that the necessary functionality is not always in place. However, with Regin's solutions, we have been able to identify a standardized concept that can be flexibly retrofitted to more properties,” says Peter Eriksson.
The demand for the spaces is high, and today almost all properties in the portfolio are connected to Regin’s building automation system. Moving forward, Älvstranden Utveckling AB is focusing on continued energy and operational optimization to ensure long-term sustainable properties.
Technical solution
The system relies on freely programmable controllers connected to Regin’s building management system, Arrigo. In addition, Regio room units and other field devices are used to create a comprehensive solution. The modern infrastructure has not only improved efficiency and monitoring capabilities but has also contributed to a more sustainable approach.
